City ordinances require that structures be setback 10 feet <br />from the side property line. <br /> <br />2. Paul Willard is requesting a minor variance to expand a <br />double car garage into a triple car garage at 3011 Little <br />Bay Road. The house is located on the property such that it <br />is not parallel with the side property line. This results <br />in the rear corner of the addi tion being further away from <br />the side property line than the corner of the addition. <br /> <br />3 . The Minor variance Commi ttee determined that there was no <br />hardship present to justify the expansion originally <br />requested by the applicant. However, 'the Committee <br />unanimously would recommend a slightly smaller addition such <br />that the rear corner of the addition would meet the 10.6 foot <br />setback but that the front corner would require a variance of <br />.65 feet. This variance was justified because of the fact <br />that the house does not sit parallel to the side property <br />line. <br /> <br />Alternatives: <br /> <br />1. Deny the variance request based on there being no hardship <br />demonstrated. <br /> <br />2. Approve the variance as requested. <br /> <br />pOlicy Objectives: <br /> <br />1. To insure that construction occurs in conformance with city <br />zoning ordinance. <br /> <br />2. To allow expansion of structures on single family residential <br />property. <br /> <br />3. To approve variances where hardships are demonstrated. <br />
