City ordinances require that parking located between <br />buildings and the street in I-2 zoning districts be setback <br />40 feet. <br /> <br />2. city staff observed Clutch and Transmission starting work to <br />expand their existing parking lot without a building permit. <br />The company is requesting a variance to complete the project. <br />The proposed expansion is located 22 feet instead of the <br />required 40 feet. <br /> <br />3. The Planning Commission unanimously recommended approval of <br />Clutch and Transmission's request for parking setback <br />variance at 2785 Long Lake Road with the following <br />conditions: <br /> <br />a. That additional landscaping be provided to meet the City <br /> design standards. <br />b. That lighting for the front parking lot, either existing <br /> or new, satisfy City design standards. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship <br />exists and require that the parking lot be changed and <br />brought into compliance with the City's setback requirements. <br /> <br />2. Grant the variance based on the finding of hardship or <br />practical difficulty. <br /> <br />Policy Obiectives: <br /> <br />1. To insure that sites are developed in accordance with the <br />City's zoning ordinance. <br /> <br />2. To grant variances where hardships or practical difficulty <br />
