There is no other space in <br />the front of the building, other than the front yard, to <br />accommodate the needed parking. <br /> <br />Landscapinq <br /> <br />The applicant has not shown any landscaping in the front yard. <br />To meet the design standards, there would need to be at least <br />six overstory, evergreen, or ornamental trees, and screening <br />along Long Lake Road to a height of 2-1/2' by means of berming, <br />fencing or landscaping. <br /> <br />Liqhtinq <br /> <br />Lighting has not been shown on the plans, and we do not know if <br />the proposed work alters the existing lighting in front of the <br />building, or if it is adequate. <br /> <br />Enqineerinq Considerations <br /> <br />The City Engineer indicates that the drainage and construction <br />details are adequate. <br /> <br />3. CONCLUSION & RECOMMENDATION <br /> <br />The applicant faces a hardship in trying to add needed parking <br />in a convenient location. There would be a practical <br />difficulty in putting additional parking spaces in the rear of <br />the building and expecting customers to walk all the way to the <br />front door, given the size of the site and the building. Adding <br />additional parking as proposed will alleviate potential <br />problems with parking on Long Lake Road. <br /> <br />The request for the variance, although after-the-fact, is <br />reasonable. We recommend approval of the variance with the <br />following conditions: <br /> <br />1) That additional landscaping be provided to meet the <br />city design standards. <br /> <br />2) That lighting for the front parking lot, either <br />existing or new, satisfy City design standards. <br />
