<br />Date: June 25, 1991 <br /> <br />To: City of Roseville <br /> <br />Re: Minor building variance to the residence of Robert J. and Annette M. Walker <br />at 2991 N. Chatsworth, Roseville, MN 55113. <br /> <br />The request for this minor variance for a family room addition, kitchen expansion, and <br />extension of garage is made necessary by the unusual orientation of our lot. The lot is <br />situated in such a way that the frontage to the east, on Chatsworth Street, is 173 feet wide, <br />while the depth of the lot is only 84.5 feet. This narrow front-to-back dimension makes it <br />impossible for us to construct the proposed addition and maintain the required set-back of 30 <br />feet from both the front and rear property lines. <br /> <br />With the proposed addition, the rear set-back will be 11 feet. Since our lot adjoins Ramsey <br />County "Public Open Space" to the rear, the impact from this addition would be negligible in <br />that direction. We also feel that the 3 foot extension to the front of our garage, resulting in <br />a 26 foot set-back from the front property line, will have minimal effect. <br /> <br />Finally, the roof and exterior of proposed additions will match the existing structure, and no <br />mechanical or rooftop units will be visible from Chatsworth Street. <br /> <br />TJ~[)~. <br />R.~wm <br />
