The developers have modified the project to remove one <br />building, thus reducing the density and creating more open <br />play area. This change is a result of discussions with the <br />Minnesota Housing Finance Agency which is participating in <br />the financing. <br /> <br />3. The City's planned unit development ordinance would consider <br />this a major change which must go back through a similar <br />review process as the original PUD. <br /> <br />4. The Planning commission, on a 4-0-1 vote, recommends that the <br />ci ty Council approve a general concept PUD plan with the <br />following conditions: <br /> <br />a. That a revised parking plan be approved by city staff to <br />reflect the concern about the balance of parking spaces <br />for buildings #3 and #4. <br /> <br />b. That the Engineering staff approve the final design of <br />the water, sanitary sewer, storm sewer plans and hydrant <br />location and approve the required new easement locations <br />and descriptions. <br /> <br />Alternatives: <br /> <br />1. Deny the request based on findings that the proposal would <br />be detrimental to the general health, safety, and welfare of <br />the community based on inconsistency with the city's zoning <br />ordinance. <br /> <br />2. Approve the proposal as requested because it is consistent <br />with ordinance requirements and has less impact than <br />
