Background: 1. The City has previously approved a general concept stage PUD and rezoning from R-1 and R-3A to PUD at 2231 Rice Street. 2. The PUD ordinance requires that as the final step in the PUD process, the city Council approve a final plan for the project consistent with previous approvals. 3. Calibre Ridge partnership has submitted the required final plans for City review. Staff has reviewed the plans and find them to be complete except for some minor details. Final details concerning drainage, utilities, and site lighting requirements will be worked out as part of the building permit process. staff Recommendation: 1. It is recommended that the City Council approve Calibre Ridge partnership request for final PUD plan approval at 2231 Rice street subject to the Calibre Ridge Partnership paying park dedication fees equal to $400 per unit prior to the issuance of building permits. 2. That final drainage, utilities, site lighting, and street design be approved by City staff. 3. That Calibre Ridge Partnership meet all conditions approved as part of general concept stage PUD approval. 4. That a PUD agreement be executed with the city. 5. That utility easements be vacated and dedicated in accordance with the plan. Council Action Requested: 1.
