The City has previously approved a general concept stage PUD <br />and rezoning from R-1 and R-3A to PUD at 2231 Rice Street. <br /> <br />2. The PUD ordinance requires that as the final step in the PUD <br />process, the city Council approve a final plan for the <br />project consistent with previous approvals. <br /> <br />3. Calibre Ridge partnership has submitted the required final <br />plans for City review. Staff has reviewed the plans and find <br />them to be complete except for some minor details. Final <br />details concerning drainage, utilities, and site lighting <br />requirements will be worked out as part of the building <br />permit process. <br /> <br />staff Recommendation: <br /> <br />1. It is recommended that the City Council approve Calibre Ridge <br />partnership request for final PUD plan approval at 2231 Rice <br />street subject to the Calibre Ridge Partnership paying park <br />dedication fees equal to $400 per unit prior to the issuance <br />of building permits. <br /> <br />2. That final drainage, utilities, site lighting, and street <br />design be approved by City staff. <br /> <br />3. That Calibre Ridge Partnership meet all conditions approved <br />as part of general concept stage PUD approval. <br /> <br />4. That a PUD agreement be executed with the city. <br /> <br />5. That utility easements be vacated and dedicated in accordance <br />with the plan. <br /> <br />Council Action Requested: <br /> <br />1.
