The City has previously approved a 73 unit apartment project <br />for this site. A building permit has been taken out to allow <br />that development to occur. <br /> <br />2. Calibre Ridge Partnership (Duffy Development and Twin cities <br />Housing Corporation) have decided to reconsider development <br />concept for the site. The revised proposal allows a 58 unit <br />two-story townhouse concept for the site rather than the 73 <br />unit 3-story apartment. <br /> <br />3. The Planning commission, on a 6-0-1 vote, with commissioner <br />Harms abstaining, recommends approval of Calibre Ridge <br />partnership request for general concept planned PUD approval <br />and rezoning from R-3A and R-1 to PUD with the following <br />conditions: <br /> <br />a. That the applicant satisfy requirements of the city <br />Engineer regarding the sanitary sewer line and easements <br />through the property, including the proper vacation and <br />dedication of easements as required. <br /> <br />b. That staff approve the site plan and landscaping plan if <br />they are modified as a result of the above Engineering <br />considerations. <br /> <br />c. That the plans be revised to show a no trail connection <br />to the west connecting to Marion Street. <br /> <br />d. That staff approve the detailed design of the play <br />areas. The basketball court should be relocated so as <br />to not be adjacent to the residential neighbors to the <br />west. <br /> <br />e. That the construction and provision of parking spaces, <br />landscaping, trail system, and play areas, as required <br />by the PUD ordinance, proceed at the same rate as the <br />construction of the townhouse uni ts themselves if the <br />
