The project will be owned jointly by <br />the Duffy Development Company and Twin Cities Housing Development <br />Corporation. It is properly zoned and consistent with the City's <br />Comprehensive Plan. <br /> <br />The proposal is quite similar to the one we discussed in August. <br />Our market is moderate income families. We are showing 58 <br />town homes, 30 three bedroom and 28 two bedroom units. Each units <br />will have its own entrance, laundry facilities and attached garage. <br />Trash will be self-contained and there are no rooftop units. <br /> <br />The basic change is a tighter grouping of the units allowing for <br />more open space. An intense effort has been made to position the <br />bui ldings in such a manner as to fi t the development into the <br />topography, away from the neighbors, and preserve important tree <br />stands. Three play areas have been designed for specific age <br />groups. We feel the best way to control pedestrian traffic is to <br />provide one walking trai I through the trees to the north and <br />another through the west access to Marion Street. Two units would <br />be located on Minnesota street. Changes to the rental uni ts <br />themselves include the addition of a half-bath in the three-bedroom <br />units and increasing the garage width from 10' to 12'. <br /> <br />We feel it is important to have some model units available in the <br />spring. Therefore, the schedule will concentrate on getting the <br />two units on Minnesota open as early as possible, with completion <br />of the remaining units by the fall of '92. <br /> <br />There are no restrictive covenants to be recorded with this <br />project.
