John confinned that in his discussions with the State and City engineering, that <br />ponding is not required on the site. <br /> <br />3. Carol indicated that due to the low income tax credits available for this project, <br />there is a 15-year minimum rental limitation before these units could be sold. She <br />also confinned that there would be a neighborhood meeting on the 25th of <br />September at City Hall. <br /> <br />4. Doug indicated that one of the key issues to address is the "low rent" perception <br />and that this should be dealt with. Of special concern is how the property will be <br />managed. This perception should be mitigated by the full-time Property Manager, <br />townhome design and infonnation concerning the annual incomes of the potential <br />renters. <br /> <br />5. The planting areas between building units at the unit entries will be extended <br />beyond the face of the garages in some locations, where appropriate, while still <br />maintaining 22' minimum drive widths. Garages are indicated as approximately <br />12' wide with 9' doors. The curb radii at the entry planting areas should be <br />compatible with car maneuvering into the garages. <br /> <br />6. A 70' wide cul-de-sac is provided between the two westernmost buildings. The <br />City indicated that they would be willing to do a mock-up maneuver of fire trucks <br />in their parking lot to detennine the width of the center island. A curb and low <br />planting would be acceptable in this island area. <br /> <br />7. Doug stressed that the landscaping should coordinate with the utility easements, <br />such that no trees are planted in the easement areas. Bush-type plant materials <br />are acceptable. Also, consideration must be given to appropriate width of the <br />easements based upon the depth of the utilities to be serviced. <br /> <br />8. The City indicated that standard zoning requirements for separation betwen <br />townhome buildings is 35'. There is a 25' separation shown between two of the <br />buildings. Consideration should be given in this area to appropriate placement <br />of landscaping and windows to direct views to the open areas. <br /> <br />9. All trash will be handled within each units' garage. <br />
