Assessments for sanitary Sewer, Storm Sewer and watermain would <br />have to be paid if the division is approved. The total of the <br />assessments would be $1,930.03. <br /> <br />2. The street in front of this lot was reconstructed in 1990 but <br />no services were extended to serve the proposed new lot. The <br />street will have to be repaired as per city standards after the <br />new services are constructed. <br /> <br />3. The concrete curb and gutter will have to be removed for the new <br />driveway and new curb and gutter replaced as per city standards. <br /> <br />4. The proposed lot has only 6,532 square foot of area and with a <br />depth of only 71 feet the front and rear yard set backs will not <br />be met. <br /> <br />'. <br />
