<br />Page 3 <br />City of Roseville <br /> <br />To complete this project we request that two variances <br />be granted, which we feel are in the best interests of both <br />the project and the residents of Roseville. As best I can, <br />I will follow the Planning Application Narrative Requirements <br />as issued by the City of Roseville Planning Department. The <br />variances being requested are: <br /> <br />1) Parking up to line of new easement <br />2) Free Standing Trash Enclosure <br /> <br />1. Site: <br /> <br />The Site suggested for the above Medical Facility is <br />located at the NW Corner of Fairview Avenue and County <br />Road C. This site is the location of the closed "Hack <br />HoteP and contains 59,242 square feet or 1.36 acres. <br />The property has a boundary of 200.0' on the South and <br />296.0' along the East, or Fairview Avenue, and <br />contains one entrance from County Road C on the West <br />end of the property and two entrances on Fairview on <br />the North end of the property. The entire site is <br />relatively flat and drainage follows the natural grade <br />of the property, draining from the building to the <br />street on the South and East sides and to the North/ <br />North West on the North side of the building. <br /> <br />2. Existing use and proposed use: <br /> <br />The existing building is now closed. Since 1959 the <br />building has been operated as the 'Mack Hotel' I with <br />the first additi,oti of the '?-<fotel' being added in 1965 <br />and a second addition of a minor lobby being added in <br />1972. The tower or hotel portion of the building is <br />constructed of free-span structural concrete with <br />exterior brick facing and is in excellent condition; <br />the remainder of motel portion is constructed of wood <br />frame construction, with the exterior being in good to <br />better condition and the interior being in excellent <br />condition. <br /> <br />The proposed use of the property is to totally remodel <br />the entire structure for the use of a Medical building <br />only, with other uses not being permitted.
