County Road C. <br /> <br />Backaround: <br /> <br />1. The proposed sites at 2140 and 2210 County Road C are zoned <br />B-4, retail office/service district. <br /> <br />2. During the required site plan review process, it has been <br />determined that future tenants may fit the definition of an <br />office/service uSe. Therefore, Everest Development has <br />requested a special use permit to allow office/service uses <br />on the sites. <br /> <br />3. The proposed proj ects meet all design standards, building <br />code standards, and Engineering standards. <br /> <br />4. The proposal meets the criteria of the code for issuance of <br />special use permits. <br /> <br />5. The City Council has previously approved development <br />agreements for these projects. <br /> <br />6. The Planning commission, on a 5-1 vote, recommended approval <br />of Everest Development Ltd. request for a special use permit <br />for office/service uses at 2140 and 2210 County Road C based <br />on the plans submitted and that screening of rooftop <br />utilities be screened by parapets as indicated by the <br />applicant. <br /> <br />Alternatives: <br /> <br />1. Deny the proposal based on findings that the proposal would <br />be detrimental to the general health, safety, and public <br />welfare. <br /> <br />2.
