BACKGROUND <br /> <br />The Andersons own a single family home on a 165' -wide lot on <br />Hamline Avenue just north of County Road B-2. They want to split <br />off another vacant lot adjacent to their home. Leaving a 5' <br />setback to their existing home would yield an 87' -wide lot for <br />their home and a new 78'-wide iot, which would not meet the <br />minimum standards in the Code. <br /> <br />2. DEVELOPMENT ANALYSIS <br /> <br />Comprehensive Plan & Zoninq Code References <br /> <br />The parcel is guided LR - Low Density Residential and zoned R-1. <br /> <br />Development Summary <br /> <br />Parcel A: <br />Parcel B: <br /> <br />11,900 Sq Ft <br />10,690 Sq Ft <br /> <br />(87' x 137'; existing home) <br />(78' x 137'; new vacant lot) <br /> <br />Parcel A meets the minimum size and depth standards, but needs a <br />variance for the 5.6' setback of the house to the new lot line. <br />Parcel B is less than the 85' minimum required width and the <br />11,000-square-foot ID1n1IDum size. Given the location of the <br />existing house, it is not possible to create an 85'-wide new lot. <br />There are many other lots in this neighborhood, however, that are <br />80' wide and 10,560 square feet in size. <br /> <br />Engineerinq Considerations <br /> <br />An additional 10' of right-of-way is required according to the <br />Ramsey county Master Plan for Hamline Avenue. The lot sizes noted <br />above take this into account; the lot sizes noted on the <br />applicant's survey are somewhat higher because they are calculated <br />using the existing right-of-way width. <br />
