<br />APRIL 28, 1992 <br /> <br />TO WHOM THIS MAY CONCERN, <br /> <br />I AM SUBMITTING MY PROPOSAL TO SUBDIVIDE MY LOT AT 2426 NORTH <br />HAMLINE AVENUE IN ROSEVILLE. <br /> <br />WHEN MY WIFE AND I BOUGHT THIS PROPERTY IT WAS OUR INTENTION TO <br />REMODEL THE EXISTING HOME, WHICH WAS SITUATED ON WHAT WAS <br />ESSENTIALLY A DOUBLE LOT, AND THEN SELL IT AND BUILD A NEW HOME <br />ON THE OTHER HALF. THE PRESENT LOT IS 165' WIDE AND 137' DEEP. <br />WE MET WITH THE CITY PLANNER TO SEE IF DIVIDING THIS LOT WOULD BE <br />POSSIBLE. BY MAKING THE EXISTING LOT 87' WIDE THIS WOULD ALLOW <br />APPROXIMATELY 5' FROM THE SOUTH SIDE OF THE PORCH TO THE NEW <br />SOUTH LOT LINE (THIS LOT WOULD HAVE 11,919 SQUARE FEET). THE NEW <br />LOT WOULD BE 78' BY 137' (THE NEW LOT WOULD HAVE 10,686 SQUARE <br />FEET). WE ARE CONTEMPLATING BUILDING A ONE AND A HALF STORY HOME <br />WITH A FOUNDATION SIZE OF 48' WIDE BY 58' DEEP. THIS WOULD <br />EASILY ALLOW 15' ON EITHER SIDE TO THE LOT LINES. THE CITY <br />PLANNER FELT THAT WHAT WE WERE TRYING TO ACCOMPLISH WAS <br />DEFINITELY POSSIBLE, IF WE COULD GET THE VARIANCE NECESSARY. <br /> <br />IN LOOKING AT THE OTHER HOMESITES IN OUR NEIGHBORHOOD, A MAJORITY <br />OF THEM ARE BUILT ON LOTS EQUAL TO OR SMALLER THAN OUR PROPOSED <br />LOT. I FEEL THAT WHAT WE ARE PROPOSING WOULD NOT DIMINISH THE <br />VALUE OF OUR EXISTING HOME, NOR WOULD IT DETRACT FROM THE REST OF <br />OUR NEIGHBORHOOD. <br /> <br />IN CONCLUSION, I WOULD ASK THE PLANNING COMMISSION AND THE CITY <br />COUNCIL TO ALLOW THE VARIANCES NECESSARY FOR US TO CREATE A <br />SECOND BUILDABLE LOT AT 2426 NORTH HAMLINE AVENUE.' <br /> <br />RESPECTFULLY, <br /> <br />DRAKE AND JOY ANDERSON <br />
