<br />TillS INDENTURE, made thiscæo~day of March, 1995 by and between Drake L. Anderson and Joy J. Anderson
<br />(husband & wife) of the County of Ramsey, of the State Minnesota, parties of the first part, and the CITY OF
<br />ROSEVll..LE, Ramsey County, Minnesota, a municipal corporation, party of the second part.
<br />
<br />WITNESSETH: That in consideration of the sum of $1.00 and other valuable considerations in hand paid by the
<br />said party of the second part, said parties of the first part do hereby grant and convey unto party of the second part, its
<br />successors and assigns, a perpetual easement for a public road and highway and for underground utility mains, pipes
<br />and appurtenances under and across the following described property in Ramsey County, Minnesota:

<br />The West 180.0 feet of the North 1/2 of the South 1/4 of the Southwest 1/4 of the Northeast 1/4 (Subject to
<br />Avenue) in Section 10, Township 29, Range 23, Ramsey County, Minnesota.

<br />which easement shall include the perpetual rights of said City of Roseville, its successors or assigns, to grade, level,
<br />fill, drain, pave, build, maintain, and rebuild or widen a public road or highway, together with such culverts, cuts, or
<br />ditches as may be necessary, and to construct, maintain, operate and repair underground utility mains, pipes and
<br />appurtenances over and across a strip of land hereinbefore described, together with perpetual easement for ingress
<br />and egress, all without additional compensation. -

<br />TO HA ÝÈ AND TO HOLD THE SAME, together with all the hereditaments and appurtenances thereunto belonging,
<br />or in anywise appertaining, to the said party of the second part, its successors and assigns, forever.
