County Road B. <br /> <br />Backqround: <br /> <br />1. David Gorde has requested a lot division to allow him to <br />divide his existing lot into two lots to allow the future <br />construction of an additional single family dwelling. <br /> <br />2. The Planning commission unanimously recommended approval of <br />David Gorde's request for division of platted lot at 970 W. <br />County Road B. with the condition that all required utility <br />assessments be paid. <br /> <br />3. Neighbors within 250 feet of the site were notified of the <br />Planning Commission and City Council meetings. No neighbors <br />appeared before the planning Commission concerning this <br />matter. <br /> <br />4. The City previously approved a similar lot division at 990 W. <br />County Road B. <br /> <br />5. This proposed lot division is consistent with development on <br />the block west of the site in question. Lots to the west of <br />the site have not been divided in a similar fashion and are <br />narrower. <br /> <br />Alternatives: <br /> <br />1. Deny the lot division if it is found the proposal would be <br />detrimental to the general public welfare. <br /> <br />2. Approve the lot division as it meets all standards of the <br />City ordinance. <br /> <br />Policy Obiectives: <br /> <br />1. To insure that property is developed in accordance with the <br />City's comprehensive plan and the requirements of the city's <br />zoning ordinance. <br /> <br />Staff Recommendation: <br />
