BACKGROUND <br /> <br />Mr. Gorde owns a large single family lot that <br />County Road B and Burke Avenue. His home sits on <br />portion of the lot, accessed from County Road B, <br />to divide the lot to create a new buildable lot <br />Burke Avenue. The new lot has an existing tennis <br />that is to be removed. <br /> <br />fronts both <br />the northern <br />and he wishes <br />fronting on <br />court on it <br /> <br />2. DEVELOPMENT ANALYSIS <br /> <br />The lot is of sufficient size to create two lots that meet all <br />City standards. The proposed division creates a new lot that <br />is 130' wide by 110' deep, or over 14,300 square feet in area. <br />Mr. Gorde's house would sit on a new lot that is 126' wide by <br />147' deep (18,700 square feet), even after an additional 10' is <br />dedicated for County Road B. The existing house on the new lot <br />would meet all setbacks. <br /> <br />The Engineering Department informs us that the property has <br />additional charges for utilities totalling almost $1,900. The <br />new lot would also require a park dedication fee of $500. <br /> <br />3 . CONCLUSION & RECOMMENDATION <br /> <br />We recommend approval of the lot division as proposed. <br />
