PLUIIZIfG REPORT

DATE:

11 September, 1991

CASE NUMBER:

2377

APPLICANT:

David Gorde

LOCATION:

970 W. Co. Rd. B

ACTION REQUESTED:

Division of Platted Lot

PLUIIZRG COIlSIDBRATIOIfS:

1. BACKGROUND

Mr. Gorde owns a large single family lot that
County Road B and Burke Avenue. His home sits on
portion of the lot, accessed from County Road B,
to divide the lot to create a new buildable lot
Burke Avenue. The new lot has an existing tennis
that is to be removed.

fronts both
the northern
and he wishes
fronting on
court on it

2. DEVELOPMENT ANALYSIS

The lot is of sufficient size to create two lots that meet all
City standards. The proposed division creates a new lot that
is 130' wide by 110' deep, or over 14,300 square feet in area.
Mr. Gorde's house would sit on a new lot that is 126' wide by
147' deep (18,700 square feet), even after an additional 10' is
dedicated for County Road B. The existing house on the new lot
would meet all setbacks.

The Engineering Department informs us that the property has
additional charges for utilities totalling almost $1,900. The
new lot would also require a park dedication fee of $500.

3 . CONCLUSION & RECOMMENDATION

We recommend approval of the lot division as proposed.
