<br />?~\ <br />J <br /> <br />REQUEST FOR COUNCIL ACTION <br /> <br />DATE: 9-23-91 <br />ITEM NO.: ..Ç'....3 <br /> <br /> <br />Manager Reviewed: <br /> <br />~ <br /> <br />Agenda section: <br />Reports and <br />Recommendations <br /> <br />George wintz request for variance to the <br />parking setback requirements at 2500 Walnut. <br /> <br />Backqround: <br /> <br />1. city ordinances require that parking between the building and <br />the street be setback at least 40 feet in industrial zoning <br />districts. <br /> <br />2 . The Wintz Companies are proposing to improve· the parking <br />facilities at their property at 2500 Walnut Street. The <br />proposed new parking area would have a 15 foot setback <br />instead of the required 40 feet. <br /> <br />3. The Planning Commission unanimously recommended approval of <br />George wintz Companies request for parking setback variance <br />at 2500 Walnut Street with the following conditions: <br /> <br />a. That addi tional evergreen plantings be provided along <br />both Walnut Street and Terminal Road subj ect to staff <br />review and approval. <br /> <br />b. That a parking and striping plan be submitted for City <br />staff review and approval. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulty exists. <br /> <br />2. Approve the variance based on the finding that there are <br />hardships or practical difficulties present. <br /> <br />Policy Objectives: <br /> <br />1. To insure that property is developed in accordance with the <br />City's zoning ordinance. <br /> <br />2. To grant variances where hardships or practical difficulties <br />exist. <br />
