BACKGROUND The wintz companies operate a truck terminal on Walnut Street and Terminal Road with loading docks facing Walnut Street. The loading areas are currently not curbed and paved, and extend almost to the front lot line. They want to add some striped parking, install new landscaping, and pave and curb the area, leaving a 15' front yard on both Walnut Street and Terminal Road. The variance request is for a 15' front setback, instead of the required 40' in the I-2 District. 2 . DEVELOPMENT ANALYSIS The building is designed with its loading areas facing Walnut Street, 150' from the Walnut Street right-of-way. When the building was built, the max1mum allowed semi-trailer truck length was 50' or 55', and the 150' would have been sufficient for truck movements and a 40' front yard. Recently, the allowed length of semi-trailer trucks was increased to 65'. These trucks need 135' clear for maneuvering (twice the length plus 5', according to one source). This leaves 15' for the required front yard setback. The applicant has shown 135' clear on the paved area, 8' of which would be needed for the width of the strip of 16 new parallel parking spaces, in the area closest to Walnut Street. This means the applicant has assumed 127' clear for truck maneuvering, less than is suggested by some industry standards.
