City ordinances require that attached garages be setback 27 <br />feet from the front and 5 feet from the side. <br /> <br />2. Roland Gisvold is requesting variances to allow him to <br />construct a new attached double garage onto the front of his <br />existing dwelling at 970 Transit Avenue. The garage would be <br />setback 51 inches on the side and 16 feet 10 inches on the <br />front. <br /> <br />3. The neighbor would not sign approval of a minor variance <br />therefore, this is proceeding through the normal variance <br />process. <br /> <br />4. The Planning Commission, on a 3-2-1 vote (Stokes abstained), <br />recommended approval of Roland Gisvold' s request for side <br />and front variances with the following conditions: <br /> <br />a. That the elevation of the garage floor be lowered and <br />approved by City staff. <br /> <br />b. That the pitch and exterior materials of the garage be <br />architecturally complimentary with the existing <br />dwelling. <br /> <br />c. That the driveway materials and drainage be consistent <br />with City requirements. <br /> <br />d. That gutters be placed on the east side of the garage <br />with a drain spout to the driveway. <br /> <br />e. That the garage be completed within 90 days from start <br />of construction. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />pratical difficulty exists on the site. <br />
