County Road B. <br /> <br />Background: <br /> <br />1. city ordinances require that detached garages have a 5 'foot <br />sideyard setback. <br /> <br />2. Shannon Osorio is requesting a minor variance to allow the <br />replacement of an existing non-conforming garage at its <br />existing location, 1-1/2 feet from the side property line. <br /> <br />3. The garage was damaged by a falling tree during a storm <br />earlier this year. <br /> <br />4. The Roseville Minor Variance Committee unanimously <br />recommended approval because of the hardship presented by the <br />change of grade on the site and the need to use the existing <br />slab. <br /> <br />Alternatives: <br /> <br />1. Deny the variance and require the structure to be rebuilt in <br />accordance with City setback requirements. <br /> <br />2. Approve the variance based on a finding of a hardship. <br /> <br />Policy Obiectives: <br /> <br />1. To insure that structures are builtin accordance with the <br />city's zoning ordinance requirements. <br /> <br />2. To grant variances where hardships and/or practical <br />difficulties are present. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the City Council approve Shannon <br />osorio's request for a minor variance at 824 County Road B. <br />
