MN 55075
(612) 451-1818

August 7, 1991

Subject:

Interim Use Permit

Location:

1920 W. Co. Rd. C W, Roseville, MN 55113

Owner:

MAT Properties, a Minnesota Corporation

Former Owner:

Robert O. Ashbach

The land was purchased in 1976 from Robert O. Ashbach. Later,
the property was brought to grade, surfaced with crushed rock
and an office structure of l400 sq. ft. was erected.

The property was then leased to Flexi Van Corporation from
New Jersey. This lease extended to 1985. At this time, it was
then leased to Nationwide Truck and Trailer until 1989. In 1989
the property was leased to Strick Lease. They are the present
tenant.

In 1986, the real estate taxes were h4,800.00. Currently, the
taxes are approximately $20,000.00. This fact makes it difficult
to sell or rent the location. Also, on the east side of County
Road C, within one block of the property, there are four (4)
vacant parcels of property for sale or lease. Because of the
railroad tracks running parallel to County Road C., it has a
detrimental effect on the uses of the property.

MAT Properties is requesting that the lease be allowed to
remain in effect with Strick Lease for the term that it was
written. This lease has approximatelv three (3) Vf~ars left. to
be in effect. At the end of that time, considering the distressed
situation of real estate and the state of the economy, a
reviewal by the city of Roseville would be expected.

/ß-- - LJL

Glenn W.
