Brian Kinder's property is at the corner of Hamline Avenue <br />and Burke Avenue. Mr. Kinder has an existing driveway which <br />enters onto Hamline Avenue. The garage is setback <br />approximately 11 feet from the Hamline Avenue right-of-way. <br /> <br />3. Because of the inadequate garage setback, it is difficult for <br />Mr. Kinder to back out safely onto Hamline Avenue. This will <br />be complicated further by the fact that during the Hamline <br />Avenue improvement proj ect, the boulevard depth will also <br />become less. To provide a safer condition, Mr. Kinder, in <br />conjunction with County and City staff, is proposing to <br />construct a second driveway onto Burke Avenue. The curb cut <br />location is being placed to allow the future reorientation <br />of the garage to Burke Avenue. This curb cut will be setback <br />15 feet from the Hamline Avenue right-of-way instead of the <br />required 30 feet. <br /> <br />4. The Minor Variance Committee unanimously recommended approval <br />of the variance because of the hardship caused by the <br />inadequate garage setback from Hamline Avenue and because of <br />the need to line the new curb cut up with the future garage <br />door location. <br /> <br />Alternatives: <br /> <br />1. Deny the variance and require the driveway to be put in with <br />the proper setback. <br /> <br />2. Grant the variance based on the finding of a hardship. <br /> <br />policv Obiectives: <br /> <br />1.
