<br />Applicants Statement explaining variance <br /> <br />This minor driveway variance concerns 1347 Burke Aveneue West which <br />has an approximate lot size of 92 feet by 114 feet, the property is <br />a residence with attached garage. <br /> <br />A variance is requested on the 30 foot set back requirement from the <br />right of way, city code 82.080. As shown on the site plan, approval <br />would estab11sh the access on Burke 15 feet from the right of way. <br />This location would allow direct access to the garage if the garage <br />access were changed fCom Hamline to Burke. <br /> <br />This application is made due to Hamline Avenue construciton. Hamline <br />is being widened and a pathway placed on the west side. This pathway <br />will be within 15 feet of the garage door. The pathways proximity to <br />the garage creates a public hazard and liability concern when the <br />garage would be used for property access. Without this variance <br />property access or use of the garage would not be possible. <br /> <br />The ~arage access cannot be altered without major construciton due <br />to d1mensions of the garage.
