Wayne Dubiel is requesting a variance to allow him to remove <br />an existing detached garage on the site and construct a new <br />larger garage. The new garage would be located partially on <br />the. side yard of the house. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of Wayne Dubiel's request for a variance based on the fact <br />that the garage would be setback 100 feet from the road, the <br />hardship presented by two large mature trees and the amount <br />of fill that would be required to level off for the garage <br />slab. The garage would also be no closer to the road than <br />the existing garage. <br /> <br />4. The adjacent neighbor has indicated that they do not object <br />to the variance request. <br /> <br />Alternatives: <br /> <br />L Deny the variance based on the finding that no hardship <br />exists and require the garage to be built in accordance with <br />the city's ordinance. <br /> <br />2. Approve the variance based on the finding that hardship and <br />practical difficulty exists. <br /> <br />POlicy Obiectives: <br /> <br />1. To insure that development occurs in accordance wi th the <br />City's zoning ordinance. <br /> <br />2.
