Dale Street. <br /> <br />Backqround: <br /> <br />1. In accordance with the City's pub ordinance, Theodore Brausen <br />is requesting approval of a general concept planned unit <br />development plan at 2164 and 2180 N. Dale Street. <br /> <br />2. Mr. Brausen is proposing to renovate the existing B-Dale <br />Amoco station and the adjacent small strip center to include <br />a canopy over the gas pump, additional service bays, a car <br />wash, and a remodeled gas stationjdeli/convenience store. <br /> <br />3. The Planning Commission unanimously recommended approval of <br />Theodore Brausen's request for general concept PUD plan <br />approval at 2164 and 2180 N. Dale Street as presented. <br /> <br />Alternatives: <br /> <br />1. Deny the request for planned unit development based on <br />finding that the proposal would be detrimental to the general <br />public health, safety, and welfare. <br /> <br />2. Grant the requested approval for general concept PUD plan as <br />shown on the plan. <br /> <br />Policy Ob;ectives: <br /> <br />1. To insure that sites are developed andlor redeveloped <br />consistent with the City's zoning ordinance. <br /> <br />2. To utilize the planned unit development ordinance to provide <br />flexibility in order to bring about appropriate development <br />on tight sites. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the City council approve Theodore <br />Brausen's request for general concept planned unit <br />development plan approval at 2164 and 2180 N. Dale Street as <br />shown on the plans submitted. <br />
