Dale street <br /> <br />ACTION REQUESTED: <br /> <br />PUD General Concept <br />Stage Approval <br /> <br />PLANNING CONSIDERATIONS: <br /> <br />1. BACKGROUND <br /> <br />Mr. Brausen owns and operates the Amoco service station at Dale <br />Street and County Road B. The station shares the corner with <br />another building on the adjacent lot to the north housing <br />Carbone's Pizza and a sporting goods store. Both lots are zoned <br />B-3. Mr. Brausen wants to renovate and expand the service station <br />to include a canopy over the gas pumps, additional service bays, a <br />car wash, and a remodelled gas station/deli/convenience store. <br />To accomplish this he is purchasing the adjacent lot and <br />proposes to remove a portion of the Carbone's building, remodel <br />the remainder, and make other improvements on site. since the <br />proposal involves a coordinated development of related uses in two <br />buildings on two lots under one ownership, the request is for a <br />Planned unit Development, General Concept Stage approval. <br /> <br />The existing development on the site is old and, in some cases, <br />deteriorating. There is no internal landscaping now on the site to <br />speak of (only small boulevard green areas), and the parking is <br />less than needed, and tight in spots. Being a gas station, almost <br />the entire site is paved. The original proposal the applicants <br />brought in kept the site paved over. Working with them over <br />several weeks, we have developed a plan that allows them the <br />quanti ty and type of development they need to operate a viable <br />service station while providing additional landscaping, sufficient <br />workable parking, and a reasonably attracti ve new development on <br />this highly visible corner. <br />
