Douglas Strong ~ <br />Re: Planning File #2392 <br />Date: September 25, 1991 <br /> <br />.~ <br /> <br />This file deals with a Variance to Zoning Ordinance at 2164 Dale street. <br />The engineering staff has reviewed this proposal and has the following <br />recommendations: <br /> <br />1. The County Master street Plan shows the need for 10 feet of <br />right-of-way for both Dale street and County Road B. <br /> <br />2. Sidewalk is needed for both the west side (Dale street) and <br />the south side (County Road B). <br /> <br />3. The plans show existing parking within the Dale street right-of- <br />way and with the addition of 10 more feet of right-of-way that <br />parking will be 16 feet into the right-of-way. <br /> <br />4. No grading plans are shown. This is needed to determine if there <br />will be any drainage problems. <br /> <br />5. Permits from Ramsey County will be required for the driveway work. <br /> <br />6. The proposed new curb within the parking lot shows square corners. <br />These should have radius of no less then 7.5 feet. <br />
