We were generally very pleased with the plan you <br />had put together, and you responded well to many of the comments we had made. We do <br />have the following additional comments, however: <br /> <br />1) Directly south of the existing station are two new parking spaces. Since we <br />suggest that two of the required parking spaces for the site can be allowed at the gas <br />pumps, we recommend eliminating the southernmost space and replacing it with <br />additional landscaping. This will help counter the fact that there is no landscaping at <br />the boulevard next to County Road B (due to recent County road work). <br /> <br />2) To comply with one of the landscape provisions in the Code, we need one tree <br />per 50' of frontage on both the Dale and County Road B sides. This would require <br />at least one more tree on each side. <br /> <br />3) The eastern edge of the site adjacent to the alley is mostly building edges, but in <br />the area between the car wash and the new service building, this edge is open to the <br />neighboring apartment buildings and is proposed to have only low ground plantings. <br />We would like to see this open edge provide some screening and suggest this <br />planting area be widened, if at all possible, to hold either upright hedge materials or <br />a fence with ivy. <br /> <br />4) We need to see a lighting plan for the site. <br /> <br />5) We need to see a drainage plan with contours, or at least drainage arrows on the <br />site plan, to show how drainage is to get to the catch basins. <br /> <br />6) The building elevations need to show that any rooftop equipment will be <br />screened. <br />
