Dale street <br /> <br />ACTION REQUESTED: <br /> <br />PUD Amendments <br /> <br />PLANNING CONSIDERATIONS: <br /> <br />1. BACKGROUND <br /> <br />Mr. Brausen owns and operates the Amoco service station at Dale <br />Street and County Road B. Last year he received final approval <br />for a Planned Unit Development to remodel and expand the station, <br />incorporating the adjacent lot and building into the project to be <br />used as a new auto service building and office. Mr. Brausen is now <br />asking for two modifications to the approved PUD, related to <br />building materials and signage. <br /> <br />2. DEVELOPMENT ANALYSIS <br /> <br />Buildinq Materials <br /> <br />Mr. Brausen' s requests related to building materials are in two <br />parts and are outlined in his attached letter and ~ .. t t .keQ <br />drawings. The first part involves the existing gas station <br />building on the southern part of the site and its car wash <br />addition. The existing building is painted brick and was approved <br />in the PUD to stay as painted brick, labelled as "paint existing <br />brick to match Amoco brick". The new car wash addition was <br />approved as "face brick per Amoco spec". Old door and window <br />openings were to be covered with "new veneer/panel brick infill - <br />paint to match". Mr. Brausen now believes this brick veneer may <br />have a tendency to falloff and is requesting a change to stucco <br />for this building. Only the existing building - the west half of <br />the structure - would be stucco. The remaining car wash addition <br />would stay rock-face block. <br /> <br />The second part of the building materials request involves the <br />building on the north end of the site. In the approved PUD plan, <br />this existing block building would be overlaid with stucco in a <br />color to match the new rock-face block for the service addition to <br />the south. The approved material for this building is noted on the <br />
