NARRATIVE '1'0 ACCOMPANY APPLICATION FOR
VACATION OF UTILITY EASEIIERT AT 1876 GLOB LANE

1876 Gluek Lane is a single-family residence built on two platted lots, con-

sisting of Lots 5 and 6, Block 3, Midway Acres. The house was built approx-

imately 1968. The present owners have owned and lived in the home since 1983.

When the subdivision was platted, various utility easements were granted to
the City of Roseville. Included on the plat were utility easements over the
easterly five feet of the southerly 201.18 feet of Lot 6 and the westerly five

feet of the southerly 201.18 feet of Lot 5.

..

When Lots 5 and 6 were combined as a single building site, it no longer became

necessary to have the above-referenced utility easements. In fact, the house

at 1876 Gluek lane straddles the lot line between Lots 5 and 6, and partially
encroaches on the above-described easements.

The existence of the easements was discovered when the property owners applied

to refinance their home, and the easements were identified as a title flaw

because they conflict with the location of the house. The property owners

must obtain a vacation of the easements in order to clear the title to their
property.

Vacation of the above-described easements will have no effect on this property
or the neighborhood.
