McCarrons Boulevard. <br /> <br />Background: <br /> <br />1. City ordinances requir~ that dwellings have a front yard <br />setback of at least 30 feet. <br /> <br />2. The existing dwelling at 496 N. McCarrons Boulevard has a <br />setback of 21 feet. Mr. Thiele is requesting permission to <br />construct an addition onto the side of the existing house <br />which would have a setback of 24 feet instead of the required <br />30 feet. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of the minor variance based on the unusual lot configuration, <br />the constraint of an existing fireplace location and because <br />of roof and stucco match considerations. <br /> <br />4. The affected neighbors have indicated their approval of the <br />variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulty exists on the site. <br /> <br />2. Grant the variance based on the finding that there is a <br />hardship or practical difficulty present on the site. <br /> <br />Policy Ob;ectives: <br /> <br />1. To insure that property is developed consistent with the <br />City's zoning ordinance. <br /> <br />2. To grant variances where hardships and practical difficulties <br />are present. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the City Council approve Craig <br />Thiele I s request for a minor variance at 496 N. McCarrons <br />Boulevard. <br />
