City ordinances require that attached garages be setback 30 <br />feet from adjacent streets. <br /> <br />2. Adair Marvin wishes to construct an additional garage stall <br />onto his existing attached single car garage. This proposed <br />additional garage stall would have a setback of 18 feet 3 <br />inches instead of the required 30 feet. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />because the proposed expansion is the only alternative <br />available to provide a double car garage on the site. <br /> <br />4. Affected neighbors concur with the variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulty exists on the site. <br /> <br />2. Grant the variance based on the finding that there is a <br />hardship or practical difficulty present on the site. <br /> <br />policy Obiectives: <br /> <br />1. To insure that property is developed consistent with the <br />City's zoning ordinance. <br /> <br />2. To grant variances where hardships and practical difficulties <br />exist. <br /> <br />staff Recommendation: <br /> <br />1. It is recommended that the City Council approve Adair <br />Marvin's request for a minor variance at 1770 Stanbridge <br />Avenue. <br />
