City ordinances require that houses be setback 30 feet from <br />property lines adjacent to streets. <br /> <br />2. Doug and Constance Swanson are proposing to construct a 15 foot <br />addi tion on the west end facing Nancy Place. The proposed <br />addition would have a setback of approximately 14 feet instead <br />of the required 30 feet. <br /> <br />3. All affected neighbors have indicated that they do not object <br />to the proposed variance. <br /> <br />4. The Minor Variance Committee unanimously recommended approval <br />of the proposal based on a finding that there are no feasible <br />alternatives to the proposed addition. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulty exists on the site. <br /> <br />2. Approve the variance based on the finding that a hardship or <br />practical difficulty does exist on the site. <br /> <br />Policy Obiectives: <br /> <br />1. To insure development occurs in accordance with the City I S <br />comprehensive.plan and zoning ordinance. <br /> <br />2. To grant variances where hardships or practical difficulties <br />are present on sites. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the Ci ty Council approve Doug and <br />Constance Swanson's request for a minor variance at 889 Lovell <br />Avenue. <br />
