MINNESOTA 55014 (612) 786-5556 FAX II (612) 786-6007 Planning Application Narrative Requirements The Preliminary plat of Rosedale Estates consists of 23.8 acres of property situated south of County Road C-2 and lying between Woodbridge and Rice street in the City of Roseville. This property is presently zoned R-7 and B-2. The B-2 property encompasses about 1 acre which is an existing parcel now and would be platted as an outlot. No development is planned for this site at the present time. The R-7 zoned property currently has 4 apartment buildings located upon it. These would be platted as outlots and no changes are planned for this property. A strip of land 130 feet deep along County Road C-2 and Woodbridge Street will be platted into 24 single family lots, all lots exceed the minimum width and area requirements for single family lots, this will not effect the present parking or access for the apartment sites. Currently this property is drained into a 15" storm sewer at the Northwest corner of the property. We are proposing to extend this storm sewer to the rear of the single family lots along with installing an additional apron 700 feet to the south. San~tar'Y sewer is inplace on Woodbridge Street and on County Road C-2. All but one lot has a sanitary sewer service provided to it. Watermain is also inplace on the north side of County Road C-2 and on the west side of Woodbridge Street. However no services or shutoffs were installed so these will have to be tapped off the inplace watermain. The existing surfacing on Woodbridge is bituminous with rolled bituminous curbs. County Road C-2 is bituminous with concrete curb & gutter. Both streets will be restored to their original condition after the water services are installed. y - /¡¿.)'/ . .
