The City is reconstructing Heinel Drive as part of the <br />Pavement Management Program. <br /> <br />3. George Pudelko has an existing 36 foot wide driveway and is <br />requesting variances to allow the driveway to be <br />reconstructed at the existing 36 feet instead of the 26 feet <br />that is required and to maintain the existing side setback. <br /> <br />4. The affected neighbor has indicated his approval of the <br />variance. <br /> <br />5. The Minor Variance Committee unanimously recommended approval <br />of the minor variance to allow a 32 foot driveway. The Minor <br />Variance Committee believed that a driveway wider than 26 <br />feet was necessary because of the drop in grade from the <br />front of the garage to the back of the garage, the necessity <br />to access a lower level of the garage, and because of the <br />short distance between the garage and the street. The <br />Committee believed, however, that the 36 foot driveway <br />requested was more than was necessary and therefore is <br />recommending a 32 foot driveway. The Committee also believed <br />that a blanket minor variance would be appropriate to allow <br />the driveway to maintain the existing 1 foot sideyard setback <br />instead of the required 5 feet because of the small distance <br />from the garage to the side property line and the need to <br />maintain access to the lower level of the garage. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulty exists on the site. <br /> <br />2. Approve the variance request based on the finding that there <br />is a hardship and/or practical difficulty on the site. <br />
