The <br />engineering staff has reviewed this proposal and has the following <br />recommendations: <br /> <br />1. This property has deferred assessments for sanitary sewer <br />in the amount of $3,051.95 and deferred assessments for <br />watermain in the amount of $2,007.39. <br /> <br />2. The plans show storm sewer leads being constructed on <br />County Road C-2 and Woodbridge street. The lead off of <br />Woodbridge should be turned at the east end to face the <br />south. This must be done meeting City of Roseville <br />standards. These leads must have easements with a total <br />of 10 feet in width shown on the plat. <br /> <br />3. County Road C-2 has existing concrete curb and gutter which <br />well have to be removed for each new driveway opening. This <br />must be done as per City of Roseville standards. <br /> <br />4. The plans show a 30 foot strip of land off of Woodbridge but <br />the proposed use of the strip is not shown. This strip could <br />become a maintenance problem if left as shown. If ingress <br />and egress is needed an easement over two of the lots could <br />be used. <br /> <br />5. Sidewalk along Rice street is needed. The area along County <br />Road C-2 and Woodbridge does not require sidewalk. <br /> <br />6. Those lots that need sewer and water services must be placed <br />as per City of Roseville standards. The lots on County Road <br />C-2 that need services must jack the street to place them. <br /> <br />7. Will a fence or some type of screening be placed between the <br />apartments and the proposed homes? <br /> <br />8. will the total area in square feet, needed for the apartment <br />zoning, meet city codes? <br /> <br />9.
