Rosewood Lane. <br /> <br />a <br /> <br />Background: <br /> <br />1. ci ty ordinances require that a 10 foot sideyard setback be <br />provided on lots created after 1959. <br /> <br />2. Robert and Catharine Renner are purchasing a lot that was <br />created by a lot division in approximately 1986. They wish <br />to construct a house that would have 5 foot sideyard setbacks <br />on both sides of the house instead of the required 10 foot <br />setback. The surrounding area is a 5 foot sideyard setback <br />area but the houses have been developed with 10 foot <br />setbacks. <br /> <br />3. The surrounding property owners have indicated their support <br />for the proposed variance. <br /> <br />4. The Minor Variance Committee unanimously recommended approval <br />of a minor variance to allow a 5 foot setback on the west <br />side of the house but that a 10 foot sideyard should be <br />maintained on the east side to be consistent with the <br />surrounding area. The Committee felt this was reasonable <br />because of the fact that the lot is narrower than others in <br />the area and that the house will be of similar size and fit <br />in with others in the area. The reduced setback on the west <br />side would not be a problem because of the angled <br />configuration and large setback of the adjacent house. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulty exists. <br /> <br />2. Approve the variance request based on the finding that a <br />hardship and/or practical difficulty exists. <br /> <br />Policy Obiectives: <br /> <br />1. To insure that development occurs in accordance wi th the <br />City's comprehensive plan and zoning ordinances. <br />
