City ordinances require that single family dwellings have a <br />30 foot front yard setback, a 30 foot rear yard setback,' and <br />a 10 foot sideyard setback and that driveways be setback five <br />feet from side property lines. <br /> <br />2. Robert Selden owns a dwelling at 3063 Farrington Court. The <br />existing dwelling has a front yard setback of 25.9 feet and a <br />sideyard setback of 9.3 feet instead of the required 30 feet <br />and 10 feet. Mr. Selden wishes to add a 12x12 addition onto <br />the existing garage for storage purposes. This addition <br />will also have a 9.3 foot setback from the side property <br />line and a 26 foot rear yard setback. Mr. Selden is also <br />requesting permission to extend the driveway to this new <br />addition. The existing driveway and the proposed driveway <br />extension will have a 0 foot setback instead of the required <br />5 feet. <br /> <br />3. All affected neighbors support the variance. <br /> <br />4. The Minor Variance Committee unanimously recommended approval <br />ofa 4. 1 foot variance to the front yard requirements, a 4 <br />foot rearyard setback variance, a .7 foot variance to <br />sideyard setback requirements, and a 5 foot driveway sideyard <br />setback variance. The Committee believed it was reasonable <br />to grant the structure setback variances because of the <br />existing condition and there would be a hardship to move the <br />house or to tear off part of the house to meet the setback <br />requirement. The proposed addition would match the existing <br />sideyard setback and would not make the nonconformity any <br />worse. Only a corner of the addition would require a rear <br />yard variance. The odd shaped lot and the orientation of the <br />house on the lot also presents practical difficulties. The <br />driveway would be a continuation of the existing 0 foot <br />setback. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />
