Burke Avenue. <br /> <br />Backaround: <br /> <br />1. ci ty ordinances require that there be a 30 foot front yard <br />setback. City ordinances also indicate that a non-conforming <br />structure cannot be expanded without obtaining a variance. <br /> <br />2. Carl and Rose Anne Reule are proposing to remodel and expand <br />their existing dwelling to add a two car attached garage. <br />The proposed garage would match the existing setback of the <br />house from Hand Avenue. The existing setback is 19 feet <br />instead of the required 30 feet. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of the variance request. The Committee believed that there <br />would be a hardship to bring the existing house into <br />compliance and that it was a reasonable request because the <br />proposed addition would not be any closer to the street than <br />the existing dwelling. <br /> <br />4. All affected property owners indicated their approval of the <br />variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulties exist. . <br /> <br />2. Grant the variance based on the finding that a hardship or <br />practical difficulty is present on the site. <br /> <br />Policy Obiectives: <br /> <br />1. To insure development occurs consistent with the City's <br />zoning ordinance. <br /> <br />2. Grant variances where hardship and/or practical difficulties <br />exist. <br /> <br />Staff Recommendation:· <br />
