Owasso Boulevard.

Backqround:

1. City ordinances require that garages be located in rear
yards, and that garages have a 5 foot side yard setback.

2. Mr. Fenner is proposing to remove a storm damaged garage and
an adjacent storage building and replace it with a new 26x26
foot garage at the same location. The proposed garage would
be setback 5.2 feet from the front property line and 4 feet
from the side property line.

3. Affected adjacent property owners signed have indicated their
approval of the proposed variances.

4. The Minor Variance Committee reviewed this matter and
unanimously recommended approval based on the unique
location, the hill separating the garage from the actual
roadway, the lack of alternatives, and the need for
sufficient turnaround distance in front of the garage.

Alternatives:

1. Deny the variance based on the finding that no hardship or
practical difficulties exist.

2. Grant the variance based on the finding that a hardship or
practical difficulty is present on the site.

Policy Obiectives:

1. To insure development occurs consistent with the City's
zoning ordinance.

2. Grant variances where hardship and/or practical difficulties
exist.
