Owasso Boulevard. <br /> <br />Backqround: <br /> <br />1. City ordinances require that garages be located in rear <br />yards, and that garages have a 5 foot side yard setback. <br /> <br />2. Mr. Fenner is proposing to remove a storm damaged garage and <br />an adjacent storage building and replace it with a new 26x26 <br />foot garage at the same location. The proposed garage would <br />be setback 5.2 feet from the front property line and 4 feet <br />from the side property line. <br /> <br />3. Affected adjacent property owners signed have indicated their <br />approval of the proposed variances. <br /> <br />4. The Minor Variance Committee reviewed this matter and <br />unanimously recommended approval based on the unique <br />location, the hill separating the garage from the actual <br />roadway, the lack of alternatives, and the need for <br />sufficient turnaround distance in front of the garage. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulties exist. <br /> <br />2. Grant the variance based on the finding that a hardship or <br />practical difficulty is present on the site. <br /> <br />Policy Obiectives: <br /> <br />1. To insure development occurs consistent with the City's <br />zoning ordinance. <br /> <br />2. Grant variances where hardship and/or practical difficulties <br />exist. <br />
