<br />Applicant's Statement <br />Minor Variance for Garage at 2558 Herschel Street <br /> <br />I have owned the house at 2558 Herschel in Roseville since June of <br />1986. Until recently, I have been single, and had only one car. <br />This Spring I got married, and we are now a "two-car family". We <br />both have relatively new cars, and believe it to be important to <br />have them protected, especially during the winter. <br /> <br />Therefore, I am applying for a minor variance allowing me to <br />expand my existing detached one-car garage (16 feet wide by <br />22 feet deep) toward my house 4 feet (final size: 20 feet wide by <br />22 feet deep), in order to accommodate two cars. <br /> <br />The variance requested is from the section of city code which <br />requires the front of the garage to be positioned behind the <br />house. My garage was built before this code was adopted and does <br />not meet the requirement. Note that to demolish the garage and <br />replace it with a larger one meeting the code, rather than <br />modifying the existing garage, would be a hardship, not only from <br />the standpoint of cost ($8,000 vs $2,400), but also because the <br />most usable lawn area of the back yard lies directly behind the <br />garage. If my wife and I are not permitted to modify the existing <br />garage, we will have to move from this house, which we both enjoy. <br /> <br />The expanded garage will be sided, painted and shingled to match <br />the house. The side access door will be moved closer to the side <br />door of the house, to allow easier access in snowy conditions. <br />The existing asphalt driveway will be widened near the garage to <br />allow 2-car entry. Note that the front of the garage will ~ be <br />moved any further toward the front of the house. <br /> <br />Attached are signatures from the 5 neighbors who will see the <br />garage (2 next door; 3 across the street) approving the work. <br /> <br />Thank you for your consideration. <br />
