Mr~ 1'~ "~ ~ ~ tgriJlP bç cont!RI~ ..1 aftq" ~ r~1ten~ve Guide <br />PI¥- revision~ h¡we been COJQPleted. <br /> <br />ALTERNA¡IVE ACI'JONS: <br /> <br />1) By MOTION, recommend denial of the Concept Plan for a 23 unit townhouse PIamed Unit <br />Development at a densi1y of 6 units per acre as being too dense (4 units is the maximum), not <br />consistent with the existing Comprehensive Guide Plan Designation of the site as Low Demity <br />Residential (as per the Council action of May 23, 1994), and an inadequate set of pJam regarding <br />drainage, grading, landscaping. (State, in the motion, as many reasons as the Commission may have <br />for such as reoommeodation. This would send the issue on to the City Council for further action. <br />If the Council denied the PUD rezoning request, the Code stipulates that the awlicant could not <br />reaw1y for a similar rezoning bearing on this site for at least 6 months.) <br /> <br />2) By MOTION, reoommeod approval of the request as consi&ent with the Planning Commission's <br />action of May 11, 1994. (This is a problem because the PUD Concept aw1ication and submittals <br />are not complete as viewed by the staff and because the Council bas determined that the <br />Comprehensive Guide Plan should remain Low Density - single family or at least, units no more . <br />than 4 per acre.) <br /> <br />3) By MOTION, accept or deny a request of the applicant to continue the Concept Plan Rezoning <br />Hearing to a specifi£ Planning Commission meeting date, pending the completion of the <br />Comprehensive Guide Plan. (Staff estimates that this may be the September 14, or October 12, <br />1994, meeting.) <br /> <br />4) By MOTION, acœpt a request of the applicant, to table action on the proja,1 indefinitely. The <br />Commission should ~ that such a request will require a completed set of applications and <br />submittals and another set of public bearings on the Comprehensive Guide Plan and the PUD <br />Concept Plan. <br />
