Based on our discussion, we uilderstand that you <br />are working with George Reiling. the property owner of the southeast quadrant of County Road <br />C and Dale Street. to develop a joint stonnwater detention area to serve both your development <br />and Mr. Reiling's future development. Generally spca1ång. the development ofrcgional ponding <br />areas can be consnucted more efficiently and provide better stormwater treatment than small on- <br />site facilities. . <br /> <br />The purpose oftbis letter is to outline the stormwater design information that we wi11 need to <br />review your P.U.D. application. The purpose of this infonnation is to demonstrate that the <br />proposed drainage system wiD work. Detailed storm sewer design plans are not needed as part of <br />the P.U.D. approval. It should be noted. however, that detailed plans wiUbe required before a <br />building pennit is issued. The following is a list of drainage information needed for P.ll.D. <br />approval: <br /> <br />~ The proposed on-site stonn sewer system should be shown on the site utility plan. This <br />should include pipe sizes, catch basin locations, and pipe invert elevations. <br /> <br />~ An exhibit that shows the connection of your site to George Reiling's site east ofDaJe <br />Street. This exhibit should detail pipe location and pipe size. <br /> <br />~ An exhibit that shows the size. rough grading. and location of the proposed stormwater <br />po~d on George Reiling's property. The purpose of this exhibit is to show that a pond <br />large enough to fulfill the needs of your site, as well as George Reiling's, can reasonably be <br />fit on the property. <br /> <br />. Stonn sewer calculations that show how the proposed pond was sized. The pond should <br />provide flood storage for a lOO-year rain event for both your property and George <br />Reilings property. The calculations should assume that Mr. Reiling's property is <br />developed.
