BACKGROUND: <br /> <br />In Decembe.J Il r -. .he Planning Commission reviewed an application for a <br />Comprehensive Plan Amendment and Re70Ding to Planned Unit Development <br />for the property located at 674, 656 and 646 W. County Road C. The <br />Development at that time consisted of 29 Townhome Units. Ai that time it <br />was felt that the City did not have a current policy framework to assist in <br />evaluating this request for an amendment to the Comprehensive Plan and <br />Rezoning. Consequently, it was recommended and Mr. Kehr agreed to <br />withdraw his application until enough work bad been completed on the <br />Comprehensive Guide Plan Update to provide the City with some quide in <br />reviewing his request. <br /> <br />The previous agenda item was intended to çlarify the Planning Commission's <br />recommendation on the proposal to change the Comprehensive Land Use <br />Guide Plan designation for the property east from Mr. Kehr's west property <br />line to Dale Street, ftom LR Low Density Residential to MR Medium Density <br />Residential. If the Commission recommends approval of the amendment to <br />the Comprehensive Guide Plan in this area to Medium Density Residential <br />housing then Mr. Kehr's application for a Planned Unit Development rezoning <br />would be consistent with the Guide Plan. Ifhowever, the Commission <br />decides to recommend denial of the Comp Plan Am~ndment Mr. Kehr's <br />application for a Planned Unit Development would be inconsistent with the <br />land use designation in this area. <br />
