<br />Exhibit 2 <br /> <br />1. Exhibit 2 adds the Borgstrom Property (estimated at 7 housing units) to the Kehr PUD. <br />In Mr. Borgstrom's letter he states that he has been in negotiations with Mr. Kehr to sell <br />his property and he requested the change in land use for his property as well. <br /> <br />2. The Borgstrom Property can be very efficiently added to the proposed street design in the <br />Kehr proposal and no street needs be extended to Dale St. at this point. <br /> <br />3. The Kehr-Borgstrom 30 unit development will add approximately 45 new residents, <br />generate between 180 and 210 total traffic movements (in and out); and add an estimated <br />$4.5 million in new housing development. <br /> <br />Exhibit 3 <br /> <br />1. Exhibit 3 adds the Salverda Property. John Shardlow has met with Leonard Salverda, <br />who has indicated his support for the change. He has submitted a letter indicating his <br />support (actually the land is in his mother's name). <br /> <br />2. When the Salverda parcel is developed, the street connection to Dale Street must be <br />constructed. Mr. Salverda understands the need for this connection, but, he is <br />understandably concerned about the effect that the location of this roadway could have on <br />the development potential of the northern half of the Salverda land. The specific <br />alignment of this road would be determined at the time his land was sold and a <br />development proposal is reviewed. <br /> <br />3. The Kehr-Borgstrom-Salverda 34 unit development will add approximately 51 new <br />residents, generate between 210 and 235 total traffic movements (in and out); and add an <br />estimated $5.1 million in new housing development. <br /> <br />Exhibit 4 <br /> <br />1. Exhibit 4 illustrates a potential configuration of buildings, assuming the incorporation of <br />all of the properties to the east ofKehr. It is only an illustration for discussion purposes. <br />This change is unlikely to occur any time soon because the two properties (Britz and <br />Booth) appear to be in good condition. Mr. Britz spoke in opposition to the change at the <br />Council hearing. (Mr. Booth stated he was concerned about being left as an "island" and <br />increased taxes). <br /> <br />2. As Figure 4 shows, the combination of the northern half of the Salverda property, with the <br />Britz and Booth parcels would allow approximately 6 units to be built. No driveway <br />would have direct access onto County Road C. This would only occur if all three of the <br />owners agreed to sell. They would control the situation completely. In the meantime, the <br />MR designation would be an asset to them adding flexibility for the future. <br /> <br />3 <br />
