Mr. Erickson is requesting permission to add onto his <br />existing single car garage to create a two car garage. Mr. <br />Erickson is requesting a variance to allow the new garage <br />addition to be two feet from the property line instead of the <br />required five feet. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of a two foot variance instead of the three foot variance <br />requested by the applicant. The Minor Variance Committee <br />believed the additional foot was not needed to provide a <br />reasonable size double car garage. <br /> <br />4. All affected adjacent neighbors approved the variance <br />request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulties exist on the site. <br /> <br />2. Grant the variance based on the finding that a hardship or <br />practical difficulty is present on the site. <br /> <br />Policy Objectives: <br /> <br />1. To insure that development occurs consistent with the City's <br />zoning ordinance and comprehensive plan. <br /> <br />2. To grant variances where hardship and/or practical <br />difficulties exist on the site. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the City Council approve a two foot <br />variance for James Erickson at 446 Southhill Drive. <br />
