Transit Ave. <br /> <br />ACTION REQUESTED: <br /> <br />Division of Platted Lot <br /> <br />1. BACKGROUND <br /> <br />The Borgesons own a home on a deep single-family lot on Transit <br />Avenue. When they bought the home in 1968 the property was two <br />lots: one fronting on Transit Avenue, the other an outlot behind <br />it, which was landlocked. They purchased the outlot in 1973 and <br />combined the two parcels. Now Sextant Avenue has been built to <br />the south, providing access to the outlot, and the Borgesons want <br />to re-di vide the property to create a separate buildable lot on <br />Sextant Avenue. <br /> <br />When the Sextant Avenue cul-de-sac was built in 1989, it was <br />understood that the lots would be laid out as illustrated on the <br />attached "Improvement Map" drawing. The end four lots (Lots 5-8 <br />on the drawing) would adjust their property lines to meet the <br />cul-de-sac so as not to leave lots without street access. TWo of <br />the owners, on Lots 5 and 6, could not come to an agreement, so <br />the city Council passed a resolution in August 1991 (Resolution <br />8701 attached) withholding all building permits on Sextant Avenue <br />until the lots were platted as required. <br /> <br />2. DEVELOPMENT SUMMARY <br />Existing Lot 94' x 273' 25,700 sq ft <br />New North Lot (on Transit Avenue) 94' x 136' 12,800 sq ft <br />New South Lot (on Sextant Avenue) 94' x 137' 12,900 sq ft <br /> <br />Both new lots meet all standards in the Code, and the existing <br />house on the north lot will meet all setbacks on the new lot. <br />
