<br />-, <br /> <br />LOT DIVISION APPLICATION <br /> <br />OF <br /> <br />FERYLE W. AND BETTY C. BORGESON <br />590 Transit Avenue <br /> <br />NA.RRATIVE EXPLANATION <br /> <br />1. This is an application to divide a single platted parcel <br />into two separate residential parcels as shown on the plan attached <br />to the application as Exhibit B <br /> <br />2. Applicants, Feryle W. Borgeson and Betty C. Borgeson, <br />originally purchased Lot 4, Block 1, Central Park View (herein <br />called "Lot 4") on July 17, 1968. Lot 4 is 94 feet by 136 feet and <br />fronts to the north on Transit Avenue. The applicant's house at <br />590 Transit Avenue was builtin 1968 and was improved by an <br />addition in 1977, as indicated on Exhibit B. <br /> <br />3. Applicants purchased the parcel immediately to the south <br />of Lot 4 on October 9, 1973. This new parcel, described as Outlot <br />D, Central Park View No.2 (herein called "outlot D"), measures 94 <br />feet by 136.74 feet, and was added to the applicant's homestead <br />parcel. Outlot D is presently undeveloped. <br /> <br />4. In 1990 Sextant Avenue was extended east from Dale Street <br />to serve the lots within the subdivision of Central Park View No. <br />2. Outlot D now fronts to the south on Sextant· Avenue. <br /> <br />5. The" purpose of this application is to separate Outlot D <br />from Lot 4 so that each parcel is a single homesite and so that <br />Outlot D can be offered for sale as a single family homesite. <br /> <br />6. The plat of Central Park View No.2, which was approved <br />in March, 1974, and which includes Outlot D, dedicated street <br />( Sextant Avenue) , utili ty and drainage easements necessary for <br />development of this property as residential homesites. Street, <br />water, sewer and curb improvements are in place. <br /> <br />7. Applicant believes that eventual development of Outlot D <br />as a single family residential homesite will benefit the community. <br />
