Grandview Avenue. <br /> <br />Backqround: <br /> <br />1. city ordinances require that fences in front yards be no <br />taller than 4 feet in height. city ordinances also indicate <br />that both street sides of a corner lot are considered front <br />yards. <br /> <br />2. Teresa Law is proposing to construct a fence in the rear <br />side, rear and street side of her property at the <br />intersection of Grandview and Cohansey Street. The proposed <br />fence would be setback 25.5 feet from the property line <br />adjacent to Cohansey Street and is proposed to be six feet. <br />Therefore, a 4.5 foot setback variance for the fence is <br />required. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of the variance. The Minor Variance Committee believed it <br />was reasonable to have a privacy fence in the area. The <br />location of the fence is set to minimize the encroachment <br />into the setback area but at the same time allow the <br />enclosure of the service door and provide access around the <br />house. <br /> <br />4. All affected adjacent neighbors indicated their approval of <br />the proposed variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulties exist on the site. <br /> <br />2. Grant the variance based on the finding that a hardship or <br />practical difficulty is present on the site. <br /> <br />policv Obiectives: <br /> <br />1.
